Preventative rental property maintenance is one of the most important aspects of being a successful landlord. By taking a proactive approach to maintenance and approving specific work order requests, you can save yourself a lot of time, money, and headaches in the long run.  Preventative maintenance involves addressing minor issues and making small repairs before they turn into major issues. Improved tenant satisfaction is another feature of these proactive strategies.  When tenants know you are making investments in maintaining the property, more likely, they will feel joyful and satisfied with their living situation. Tenants will often renew their leases more often resulting in significant cost savings with no rehab costs or vacancy time.

Preparing rental property for changing weather conditions is particularly essential in areas that experience severe weather conditions like snow, extreme heat, high winds and heavy rain. Taking the necessary steps is important to ensure the safety of tenants, prepare your property to minimize the risk of damage and lower the likelihood of costly repairs.

This process can include tasks like inspecting the roof, cleaning downspouts and gutters and insulating pipes to lower the risk or prevent them from freezing and burning.  It could also include checking doors and windows to ensure they are equipped to keep the elements out.  Trimming trees and bushes is also important since overgrown bushes and overhanging branches could pose a risk during heavy rain and high winds.

Addressing seasonal wear and tear on a rental property is vital for safeguarding your investment and maintaining the safety and satisfaction of your tenants. By scheduling routine maintenance, conducting regular inspections, promptly responding to tenants’ complaints and getting ready for seasonal weather events, you will be able to keep your property in optimal condition and avoid expensive repairs.

The HVAC system is among the most essential systems on a rental property. It has responsibility for heating and cooling the property, which promotes the comfort of tenants. Neglecting the HVAC system can lead to breakdowns, which can be expensive to fix.  Additionally, a broken HVAC system could result in tenant complaints and in severe cases, tenants could even move out.

Regularly maintaining the HVAC system can prevent failures and ensure that the system is efficiently operating. This could save landlords money on utility bills and extend the life of the system. Since heating and cooling systems often account for the largest share of a home’s electricity use, it’s helpful to understand why your electric bill might be so high and how to reduce it. This type of maintenance includes checking cleaning the coils, changing air filters, refrigerant levels and inspecting electrical connections.
