We utilize a software platform where tenants can submit a maintenance request 24 hours a day, 7 days a week, and our maintenance staff is immediately notified. Our platform allows for communication to flow quickly and effectively to all involved parties – the owner, the tenant, Specialized, and the contracted vendor completing the work. We then provide real-time updates on the status of each repair, with supporting pictures and information. This helps ensure residents are satisfied with their rental experience and property owners homes are well cared for. This approach to maintenance has catapulted our service ratings for both owners and tenants!

We measure every performance metric necessary to give preference to vendors who meet the criteria of being timely, providing quality repairs, and have the best service reviews.
